Until about 10 years ago it seemed that laundry rooms were not something to waste interior space on. In fact, most of the homes in Florida sent us out to our garage, or to the space between the garage and kitchen to do our laundry. The high end homes began to understand that doing laundry in a hot garage in the summer, which, here in Florida seems to last until November some years, is NOT a selling feature. So they moved the laundry room into the home. Where the laundry person, usually Mom, could be more comfortable.

Leak Detection

We talked about having an undetected water leak in your home, and how we can find it quickly using our leak detection device, but what can you do yourself to detect a leak?

  1. If you suspect a leak, the first thing to do is shut off all your faucets, showers, the water valve leading to your washer, and your toilets and check to see if your meter continues to run.
  2.  If you have a well on your property, check to see if it is running constantly.
  3. If you don’t have water gushing into your house, send someone outside to where your meter is located. Flush the toilets one at a time, wait until the tank fills back up, then check to see if the meter is still running.
  4. If water is pouring out, locate the main water shut off for your home and shut that off and call us.

Because water doesn’t always puddle at the source of a leak, if your leak is not one you can find quickly using any of the above methods, IRC plumbing has Leak Detection Equipment which takes the guess work out of finding leaks.

We have been in the plumbing business here in Indian River County for enough years that we can tell where some of the more common sources of leaks will be, but sometimes leaks are sneaky and they occur in less obvious areas. The most difficult leaks to pinpoint can be leaks in your slab. That is why we have made the investment in Leak Detector.

Leak detectors use sound to detect where a leak is coming from. It is actually more complex than that, but you don’t need the details, you just need to know that we know how to read the information that comes from our Leak Detection Equipment in order to diagnose and ultimately repair whatever leaks are causing you problems.

Water Heater Tips with Coupon

Extending the life of your water heater can be accomplished with a few simple tasks and a quick inspection of your water heater a few times a year.

Electric water heaters typically have an expected life of 10-15 years.  You can usually find the date of manufacture in the first 4 digits of the serial number.

To inspect your water heater, start at the top and look for any signs of leaking, rust, or corrosion. A leaky tank is a red flag.  Leaks are typically caused by corrosion from the inside of the tank.

Check your shut off valve to ensure that is it functioning and not leaking.

Inspect the drain valve at the bottom of the tank.  Check for leaking.

It is common for sediment to accumulate at the bottom of your hot water heater. Draining this sediment/debris on a regular basis will help keep your water heater running efficiently.  A build up of sediment can result in a loss of available water, can block the transfer of heat to the water and potentially clog the drain line making it almost impossible to drain. It is a simple process that only requires opening the drain valve and allowing the water to drain until it runs clear, typically after 4 or 5 gallons.  To do that simply connect a garden hose to the drain valve located at the bottom of the tank and open valve.  Remember that with an electric water heater, you must turn the power off, because even a partial drain may expose the upper heating element to the air and permanently damage it!

Both gas and electric water heaters have a safety device called a pressure relief valve. To check this valve simply lift the metal handle.  There should not be any leaks and water should run through.  In the event that the tank overpressurizes, the relief valve opens and releases the pressure. If the valve doesn’t operate correctly, the tank can overpressurize and explode.

The water heater temperature should be between 120-125 degrees Fahrenheit. Higher than 130F increases risk of scalding, especially for children and elderly.  Temperature fluctuations are caused by a faulty component or a mineral/sediment buildup.

Confirm a drain pan is positioned under the tank, especially if on or over the floor of living space.  This will allow a forewarning should your tank develop a leak.

Hole in water line leads to extensive well pump damage.

 

We were called on Friday evening for a house on the Indian River that was having pump issues.  All of the sudden they didn’t have any water to shower for their Friday night out!

Upon first assessment it was found that the pump had been running for an extended period and had gotten too hot and melted the plastic fitting in the pump.   (First problem…we don’t use plastic fitting in pumps for this very reason)

After getting the first pump repaired we noticed the second pump was getting air from somewhere, but how??  That led us to the well…

The homeowner was having their dock/seawall moved.  The worker for that company had accidentally jack hammered a hole in the water line.  The worker then turned off the well and didn’t notify the homeowner of the issue. The worker believed the pipe he had hit was one from an old sprinkler system, yet he turned off the well.   All the while, 2 days, the homeowner was unaware his well had been turned off and he was not aware his well pumps were running continuously trying to pull water.  The homeowner had enough water in his aerator to last him and was never aware his well had been turned off.

A simple 5 minute repair at the moment it happened turned into a 10-12 hour repair on the weekend in excess of $1500.00.

2 burnt out well pumps, a water line full of sand, a weekend full of repairs, 2 missed date nights and an unhappy customer could’ve been avoided easily.
