These days many of us, plumbers included, are looking for ways to save on energy and water bills. Try as you might, it will be difficult to manage when most people don’t know that their water heater takes up %17  of their home’s energy. That is more than all of your other appliances combined. “Modify the temperature

Modifying the temperature on your hot water heater is quick and easy to do. According to the Department of Energy setting your hot water heater at 120 or lower can help you save more than $60 a year on your utility bill. You can also turn off your water heater if you are away on vacation to conserve energy.

Add Insulation

Most new hot water heaters are insulated. If you have an older water heater, consider adding an insulation blanket to help reduce heat loss. If your tank feels warm to the touch, this could be an easy and cost effective addition.

Check for leaks

Do a quick check of your sinks, showers, toilets and the hoses outside. Make sure your washers and gaskets are tight. The most common cause of a leaking toilet is often the inexpensive, rubber flapper. Check for wear and replace if needed. Remember plumbers have professional grade products that often last longer than store bought parts.

Consider upgrades

Consider water saving and energy efficient upgrades. Many new faucets, shower heads and toilets are low flow or have water conservation features. These are easy to upgrade on your own or with the help of a professional plumber. There are also new energy efficient options for water heaters.

The Perils of a Bad Water Heater Install

I see so many bad water heater installs on a weekly basis it is unbelievable that  more people don’t get hurt. There are some basic things to know when you call a plumber and ask what the cost will be to install a certain size heater.

It is important to remember if you hire a plumber based only upon a price quote, you will most probably be asking for trouble. Some of the businesses you call will quote you the cheapest price possible. The work will include NOTHING that is  up to code. They get in, throw the heater in place and get paid, period!

I’m going to educate you on the questions you should be asking and things to know for the future:

  1.  Will the installation of the new water heater be done in accordance with current plumbing codes?
  2. Permits are supposed to be pulled. Some counties are stricter than others but remember it could come back to haunt you if you’re going to sell your house soon.
  3. If the installer who comes to your home  breaks out sharkbite or flex tube fittings, don’t let them touch your heater. Run!! If you aren’t certain what those are, look them up in Google Images.
  4.  Expansion tanks are code but no one uses them due to keeping cost down. If it’s not properly installed, it can void warranty on your new heater. The  expansion tank, if installed properly, will  take off the extra pressure off your pipes and heater as the hot water expands.This will keep your water heater much safer. But, if the expansion tank is not set to the same pressure as your house  it will just fill with water.
  5.  Every water heater should have a pan under it just to keep the moisture from the concrete of the bottom of the heater protected, especially if the water heater is located in the garage. If the heater located within the home the drain pan is required by code and  a drain has to be run outside.
  6.  The ball valve should be replaced no matter what they say. Even if it “seems” fine why not change it and save a call later on.
  7.  The T and P valve can not be run underground like they did in the old days. It needs to be dropped straight in to the pan so if your heater is trying to tell you something is wrong you will see water in the pan and time to call someone.
  8.  If you have cpvc or pex  then the expansion tank needs to be hard piped so the weight of the tank doesn’t break the pipes.
  9. This is VERY Important: Temperature  on new water heaters is factory set 125 degrees. It’s fine to raise it a few degrees above the 125 number,  but never turn it up full blast like I saw today. It will burn kids and the elderly in seconds. Not to mention blow the older copper pipes out.
  10. Make sure your heater is sized right according to your house and family.

These are some of the basic rules. Don’t be afraid to do your homework and ask questions. Always make sure to hire a licensed contractor you might save now but it will cost you in the future.

I hope this little check list helps somebody make a better choice.

Water Heater Efficiency Changes — Be Prepared

If your water heater is over 10 years old, it is time to change it.

There are big changes coming April 16, 2015 to the water heater codes. The water heaters have to be more energy efficient, which equals higher costs for the heater and for installation.

The new water heaters are also reportedly going to be approx 2″ bigger in length and width because of increased insulation. That means there’s a chance they won’t fit in the space where the old water heater was. Homeowners might have to move the heater to another part of the house, go tankless or purchase a smaller one with less capacity.

Our recommendation is to get your older water heaters changed out before the deadline so you need not worry about it for the next 8-12 years. Hope this was helpful and  call if you have any questions.

REVIEW:

Christmas night my hot water heater started leaking heavily and flooded my garage. The supply shutoff valve didn’t work so I had to turn the water off to the house. Afterwards, I started looking on the internet for Brevard County plumber reviews. I found a site that I could search for plumbers to repair or replace my water heater. Within minutes, Lucien from IRC plumbing contacted me to help resolve my problem, even though it was Christmas night and was cutting into his family time. I described the problem to him, sent him a couple pictures via text message, and he immeidately explained my options, repair vs. replace, and quoted me a price. I chose to replace the heater based on his assessment and explanation. We discussed the different heaters available and I chose the brand I preferred. The next morning he went to the distributor and sent me a picture of the water heater to ensure it was the one I wanted. He showed up at my house shortly afterwards with the heater and everything he needed to do the job. Lucien was prompt, curteous, and very knowledgeable. He upgraded my hot water heater to a larger model, put it in a pan so that it wouldn’t rust out like the previous one had, and replaced the supply valve with a higher quality valve. The job turned out to be more work then he had originally thought, due to the location of the pipes, however, he still did the job for the price he had quoted on the phone the previous evening. Water Heater Tips with Coupon

Extending the life of your water heater can be accomplished with a few simple tasks and a quick inspection of your water heater a few times a year.

Electric water heaters typically have an expected life of 10-15 years.  You can usually find the date of manufacture in the first 4 digits of the serial number.

To inspect your water heater, start at the top and look for any signs of leaking, rust, or corrosion. A leaky tank is a red flag.  Leaks are typically caused by corrosion from the inside of the tank.

Check your shut off valve to ensure that is it functioning and not leaking.

Inspect the drain valve at the bottom of the tank.  Check for leaking.

It is common for sediment to accumulate at the bottom of your hot water heater. Draining this sediment/debris on a regular basis will help keep your water heater running efficiently.  A build up of sediment can result in a loss of available water, can block the transfer of heat to the water and potentially clog the drain line making it almost impossible to drain. It is a simple process that only requires opening the drain valve and allowing the water to drain until it runs clear, typically after 4 or 5 gallons.  To do that simply connect a garden hose to the drain valve located at the bottom of the tank and open valve.  Remember that with an electric water heater, you must turn the power off, because even a partial drain may expose the upper heating element to the air and permanently damage it!

Both gas and electric water heaters have a safety device called a pressure relief valve. To check this valve simply lift the metal handle.  There should not be any leaks and water should run through.  In the event that the tank overpressurizes, the relief valve opens and releases the pressure. If the valve doesn’t operate correctly, the tank can overpressurize and explode.

The water heater temperature should be between 120-125 degrees Fahrenheit. Higher than 130F increases risk of scalding, especially for children and elderly.  Temperature fluctuations are caused by a faulty component or a mineral/sediment buildup.

Confirm a drain pan is positioned under the tank, especially if on or over the floor of living space.  This will allow a forewarning should your tank develop a leak.

Order your own property inspection in advance.

Once you have entered an agreement to sell your home, your buyer will almost certainly get a home inspection of the systems and components of your home, including the heating, cooling, plumbing and electrical system, as well as the structural components.  So be prepared for the your buyer to come back to you with the inspection in hand to either renegotiate your sales price, or to ask you to fix items of your home prior to closing the sale.
