Recently we hooked up  a beautiful $100,000 machine at Tampo Print in Vero Beach. This machine is used for ”  etching metal for Stamping (also known as pressing) . It involves the  process of placing flat sheet metal in either blank or coil form into a stamping press where a tool and die surface forms the metal into a net shape. Stamping includes a variety of sheet-metal forming manufacturing processes, such as punching using a machine press or stamping press, blanking, embossing, bending,  and coining.[1] stamping at factories.” ( Definition from Wikipedia)

I ran the air lines, three water services, 4″ vent through the rough and three drains.  There are plumbers who would scratch their head at this job, but not us, this was easy stuff for us.

We can do anything you need and  the more complex  it is the more we like it!!  We LOVE a challenge!

Look Around Your Home

What-not-to-do(2)Our homes are something that we take for granted. We rush in, make dinner, rush out to band practice, or football, or soccer, or chorus, to whatever volunteer or entertaining functions we are engaged in. Today, I am going to ask you to stop, look, and listen.

Nobody I know ever wants to spend money on repairs that don’t make their home look prettier, I get that. But if you DON’T spend any money whatsoever on maintenance, you will spend MUCH more on repairs later.

So, take a moment, do both of us a favor before you call me in a panic, with a house full of company, and a water heater that just fell apart, leaking all over your house and leaving you with no hot water and a mess to clean up. If your water heater is in the garage, go out and look at it. Do you have garage junk piled all around it? If you haven’t opened those boxes or don’ t know what’s in the containers, just throw it away and clear the area around the water heater.

Is your water heater sitting directly on the concrete floor of your garage? That is a no no. Look around the water heater. Are there areas that are rusting and calcified, that’s not good either. Does hot water run out before two people get a nice, warm shower? Another no no.

We would rather come out and tell you good news, or prevent a big problem, than to see you stressed and upset at a much bigger problem. So if you don’t follow these suggestions before the Holidays, at least put them on your 2016 TO DO List.

The Perils of a Bad Water Heater Install

I see so many bad water heater installs on a weekly basis it is unbelievable that  more people don’t get hurt. There are some basic things to know when you call a plumber and ask what the cost will be to install a certain size heater.

It is important to remember if you hire a plumber based only upon a price quote, you will most probably be asking for trouble. Some of the businesses you call will quote you the cheapest price possible. The work will include NOTHING that is  up to code. They get in, throw the heater in place and get paid, period!

I’m going to educate you on the questions you should be asking and things to know for the future:

  1.  Will the installation of the new water heater be done in accordance with current plumbing codes?
  2. Permits are supposed to be pulled. Some counties are stricter than others but remember it could come back to haunt you if you’re going to sell your house soon.
  3. If the installer who comes to your home  breaks out sharkbite or flex tube fittings, don’t let them touch your heater. Run!! If you aren’t certain what those are, look them up in Google Images.
  4.  Expansion tanks are code but no one uses them due to keeping cost down. If it’s not properly installed, it can void warranty on your new heater. The  expansion tank, if installed properly, will  take off the extra pressure off your pipes and heater as the hot water expands.This will keep your water heater much safer. But, if the expansion tank is not set to the same pressure as your house  it will just fill with water.
  5.  Every water heater should have a pan under it just to keep the moisture from the concrete of the bottom of the heater protected, especially if the water heater is located in the garage. If the heater located within the home the drain pan is required by code and  a drain has to be run outside.
  6.  The ball valve should be replaced no matter what they say. Even if it “seems” fine why not change it and save a call later on.
  7.  The T and P valve can not be run underground like they did in the old days. It needs to be dropped straight in to the pan so if your heater is trying to tell you something is wrong you will see water in the pan and time to call someone.
  8.  If you have cpvc or pex  then the expansion tank needs to be hard piped so the weight of the tank doesn’t break the pipes.
  9. This is VERY Important: Temperature  on new water heaters is factory set 125 degrees. It’s fine to raise it a few degrees above the 125 number,  but never turn it up full blast like I saw today. It will burn kids and the elderly in seconds. Not to mention blow the older copper pipes out.
  10. Make sure your heater is sized right according to your house and family.

These are some of the basic rules. Don’t be afraid to do your homework and ask questions. Always make sure to hire a licensed contractor you might save now but it will cost you in the future.

I hope this little check list helps somebody make a better choice.

Laundry Rooms!!

Until about 10 years ago it seemed that laundry rooms were not something to waste interior space on. In fact, most of the homes in Florida sent us out to our garage, or to the space between the garage and kitchen to do our laundry. The high end homes began to understand that doing laundry in a hot garage in the summer, which, here in Florida seems to last until November some years, is NOT a selling feature. So they moved the laundry room into the home. Where the laundry person, usually Mom, could be more comfortable.

Now laundry rooms are truly becoming a room that has style and function. Leaks may simply seem bothersome, but they are also costly and they can cause a great deal of damage over time. In case you haven’t noticed, the world is beginning to run a little low on potable water, and that makes the US EPA a bit concerned. They posted a list of facts concerning leaks on their website, and today I am sharing a portion of those facts and hints with you:

“Faucets and Showerheads:

  • A leaky faucet that drips at the rate of one drip per second can waste more than 3,000 gallons per year. That’s the amount of water needed to take more than 180 showers!
  • Leaky faucets can be fixed by checking faucet washers and gaskets for wear and replacing them if necessary. If you are replacing a faucet, look for the WaterSense label.
  • A showerhead leaking at 10 drips per minute wastes more than 500 gallons per year. That’s the amount of water it takes to wash 60 loads of dishes in your dishwasher.
  • Most leaky showerheads can be fixed by ensuring a tight connection using pipe tape and a wrench. If you are replacing a showerhead, look for one that has earned the WaterSense label.

Toilets:

  • If your toilet is leaking, the cause is often an old, faulty toilet flapper. Over time, this inexpensive rubber part decays, or minerals build up on it. It’s usually best to replace the whole rubber flapper—a relatively easy, inexpensive do-it-yourself project that pays for itself in no time.
  • If you do need to replace the entire toilet, look for a WaterSense labeled model. If the average family replaces its older, inefficient toilets with new WaterSense labeled ones, it could save 13,000 gallons per year. Retrofitting the house could save the family nearly $2,400 in water and waste water bills over the lifetime of the toilets.”

If you have a leak, no matter how small, call us. Once it gets bigger, the cost and time to repair the leak and any damage it has caused gets significantly larger!!

Dream Bathroom

We recently put up a post about what goes on behind the walls of a beautiful, dream bathroom. Today we are going to show you another dream bathroom, but we will let you see the finished product this time. From Melbourne, to Sebastian and Vero, we fix broken bathrooms, spiff up older baths, and build dream bathrooms for people who finally get that dream house.

Recently IRC Plumbing completed work on a bathroom in Sebastian. It was a remodel, and they were creating a new master suite. The catch, this dream bathroom is on the THIRD floor.  Nothing like putting a 600 pound tub on the third story of a remodel. There was no master bath here a couple weeks ago and upgraded the hall bath. What a beautiful job with a gorgeous view. Another great job with Tozzolo Brothers Construction.
