Water Heater Efficiency Changes — Be Prepared

If your water heater is over 10 years old, it is time to change it.

There are big changes coming April 16, 2015 to the water heater codes. The water heaters have to be more energy efficient, which equals higher costs for the heater and for installation.

The new water heaters are also reportedly going to be approx 2″ bigger in length and width because of increased insulation. That means there’s a chance they won’t fit in the space where the old water heater was. Homeowners might have to move the heater to another part of the house, go tankless or purchase a smaller one with less capacity.

Our recommendation is to get your older water heaters changed out before the deadline so you need not worry about it for the next 8-12 years. Hope this was helpful and  call if you have any questions.

Work Description: Replace Hot Water Heater

REVIEW:

Christmas night my hot water heater started leaking heavily and flooded my garage. The supply shutoff valve didn’t work so I had to turn the water off to the house. Afterwards, I started looking on the internet for Brevard County plumber reviews. I found a site that I could search for plumbers to repair or replace my water heater. Within minutes, Lucien from IRC plumbing contacted me to help resolve my problem, even though it was Christmas night and was cutting into his family time. I described the problem to him, sent him a couple pictures via text message, and he immeidately explained my options, repair vs. replace, and quoted me a price. I chose to replace the heater based on his assessment and explanation. We discussed the different heaters available and I chose the brand I preferred. The next morning he went to the distributor and sent me a picture of the water heater to ensure it was the one I wanted. He showed up at my house shortly afterwards with the heater and everything he needed to do the job. Lucien was prompt, curteous, and very knowledgeable. He upgraded my hot water heater to a larger model, put it in a pan so that it wouldn’t rust out like the previous one had, and replaced the supply valve with a higher quality valve. The job turned out to be more work then he had originally thought, due to the location of the pipes, however, he still did the job for the price he had quoted on the phone the previous evening. Lucien did an outstanding job and I would highly recommend him to anyone looking for a reliable, quality plumber in Brevard County. How to avoid a drain cleaning or repair

When in doubt if something should go down the drain, toss it in the trash!

Never pour grease down your drain!  Grease solidifies when it cools and will solidify inside your plumbing and cause blockages.  Collect grease in a spare container, wait for it to solidify, then dispose of it in the trash.

Your garbage disposal is not a turkey, don’t stuff it. Don’t use it as a trashcan.

Always run with cold water before starting the disposal, during disposing and keep it running for a bit after turning off the disposal.  That will allow the ground up food particles to flush through the pipes.

Make sure all food scraps are scraped off plates before rinsing dishes.  Excess waste down the drain/disposal will cause backups. Excess food on dishes going in the the dishwasher can prevent proper drainage and cause smells in your dishwasher.

Keep the area around your sink and disposal clear.  The vibration from the disposal can cause kitchen utensils to slip into the disposal and cause it to stop completely.  This also happens with storage units surrounding the toilet, items can and do fall into toilets and cause major blockages.

Avoid leaving paper towels in bathrooms. If toilet paper supplies run empty, guests may reach for paper towels instead, which can stop up toilets.

Don’t offer to host large gatherings if your sewage system tends to run slow. The volume of additional guests can strain your system and cause bathroom backups. There’s no quicker way to ruin a holiday dinner than having a main line backup in your home.

Here is a list of what not to put down your disposal:

  • Pastas or rice- they expand in the water and can clog your drain.
  • Celery, carrots, corn husks, onion skins, artichokes and other stringy or fibrous vegetables
  • Potatoes or skins- the starches will turn into a thick paste and may cause blades to stick
  • Bones
  • Egg shells
  • Coffee grounds-won’t hurt the disposal, but will accumulate in drain and pipes and cause a blockage.

Extending the life of your water heater can be accomplished with a few simple tasks and a quick inspection of your water heater a few times a year.

Electric water heaters typically have an expected life of 10-15 years.  You can usually find the date of manufacture in the first 4 digits of the serial number.

To inspect your water heater, start at the top and look for any signs of leaking, rust, or corrosion. A leaky tank is a red flag.  Leaks are typically caused by corrosion from the inside of the tank.

Check your shut off valve to ensure that is it functioning and not leaking.

It is common for sediment to accumulate at the bottom of your hot water heater. Draining this sediment/debris on a regular basis will help keep your water heater running efficiently.  A build up of sediment can result in a loss of available water, can block the transfer of heat to the water and potentially clog the drain line making it almost impossible to drain. It is a simple process that only requires opening the drain valve and allowing the water to drain until it runs clear, typically after 4 or 5 gallons.  To do that simply connect a garden hose to the drain valve located at the bottom of the tank and open valve.  Remember that with an electric water heater, you must turn the power off, because even a partial drain may expose the upper heating element to the air and permanently damage it!

Both gas and electric water heaters have a safety device called a pressure relief valve. To check this valve simply lift the metal handle.  There should not be any leaks and water should run through.  In the event that the tank overpressurizes, the relief valve opens and releases the pressure. If the valve doesn’t operate correctly, the tank can overpressurize and explode.

The water heater temperature should be between 120-125 degrees Fahrenheit. Higher than 130F increases risk of scalding, especially for children and elderly.  Temperature fluctuations are caused by a faulty component or a mineral/sediment buildup.

Confirm a drain pan is positioned under the tank, especially if on or over the floor of living space.  This will allow a forewarning should your tank develop a leak.

Hole in water line leads to extensive well pump damage.

 

We were called on Friday evening for a house on the Indian River that was having pump issues.  All of the sudden they didn’t have any water to shower for their Friday night out!

Upon first assessment it was found that the pump had been running for an extended period and had gotten too hot and melted the plastic fitting in the pump.   (First problem…we don’t use plastic fitting in pumps for this very reason)

After getting the first pump repaired we noticed the second pump was getting air from somewhere, but how??  That led us to the well…

The homeowner was having their dock/seawall moved.  The worker for that company had accidentally jack hammered a hole in the water line.  The worker then turned off the well and didn’t notify the homeowner of the issue. The worker believed the pipe he had hit was one from an old sprinkler system, yet he turned off the well.   All the while, 2 days, the homeowner was unaware his well had been turned off and he was not aware his well pumps were running continuously trying to pull water.  The homeowner had enough water in his aerator to last him and was never aware his well had been turned off.

A simple 5 minute repair at the moment it happened turned into a 10-12 hour repair on the weekend in excess of $1500.00.

2 burnt out well pumps, a water line full of sand, a weekend full of repairs, 2 missed date nights and an unhappy customer could’ve been avoided easily.
